Major investments target I-35 corridor in logistics, retailand manufacturing.
The I-35 corridor north of San Antonio is drawing hundreds ofmillions of dollars in commercial and industrial projects, driven bypopulation growth, a strategic location and local incentives insuburbs including Cibolo, Schertz and New Braunfels.
Developments range from high-tech distribution centers to retaildestinations and advanced manufacturing facilities. Here are fivenotable projects in the area.
Project Theo
An unidentified Fortune 500 company is set to build a $450 millionnext-generation robotic distribution center in Cibolo on 126 acres atthe former San Antonio Raceway site.
Dubbed Project Theo, the high-tech fulfillment facility will featurerobotic racking up to 120 feet tall and is expected to create at least 425full-time jobs paying above the San Antonio-area median wage.
Cibolo City Council unanimously approved a roughly $32 millionincentive package over 15 years in October, with city officialsprojecting $121 million in cumulative revenue for the city 30 yearsafter the project comes online.
Schertz Station
San Antonio-based Merit Commercial Real Estate is developingSchertz Station, a 72-acre, 257,000-square-foot mixed-use retail anddining destination at I-35 and Cibolo Valley Drive, with more than$65 million invested.
Panera Bread opened in October 2025 as the first tenant. Upcomingarrivals include Portillo’s, CAVA, Dave’s Hot Chicken, Handel’sHomemade Ice Cream, The Home Depot and others.
Construction continues through 2026, supported by cityinfrastructure investments.
Lefko USA Headquarters
Canadian advanced plastics manufacturer Lefko USA is establishingits first U.S. headquarters and manufacturing facility in NewBraunfels, with more than $15 million in capital investment.
The project will create 149 jobs and is projected to generate over $640million in economic output by 2030, serving industries includingrenewable energy, healthcare and trucking.
The Faust Hotel Renovation
The historic Faust Hotel, a downtown New Braunfels landmark thatinitially opened in 1929 as the Travelers Hotel, is undergoing a $4.5million renovation and will reopen in spring 2026.
The boutique property at 240 S. Seguin Ave. will feature 45redesigned guest rooms, Wilhelm & Werner restaurant and barseating 130, the Prince Solms Lobby Bar, a basement speakeasy calledWalter’s, a refreshed Magnolia Patio and a 2,000-square-footballroom for up to 110 guests.
The project preserves the building’s Spanish Colonial Revival styleand historic designation while bringing it up to modern standards,owners said in a Dec. 10 press release.
Northeast Lakeview College Expansion
Northeast Lakeview College is expanding to a new 58,000-square-foot permanent campus. The former PNC Bank building at 2049Sundance Parkway is opening in spring/fall 2026.
New Braunfels City Council recently approved $3.8 million in NewBraunfels Economic Development Corporation funding to supportthe expansion. The city purchased the property for $13.6 million inJanuary, along with 2.2 acres for future expansion.
