Southwest Immunodiagnostics (SWID) needed a substantially larger medical laboratory to accommodate their growing business. However, medical laboratory functions require a rather unique infrastructure, including higher power, more plumbing and additional cooling than traditional office space.
Southwest Immunodiagnostics required a large, fully customized laboratory layout on the first floor of a building with 24-hour access.
The nature of SWID’s business required close proximity to the Medical Center, which significantly limited options.
The space had to account for 15 years of anticipated team and technology expansion.
After reviewing an exhaustive list of leasing opportunities available in the market along with their location and economic proposals, Southwest Immunodiagnostics determined nothing in the market met their needs. So, Merit reimagined a solution for them.
Merit found an opportunity to purchase a two-building office complex in their desired area with enough space for their growing company. With in-house construction and development resources, Merit designed and delivered a fully customized lab space — on time and aligned with SWID’s future growth.
